After much research by all of the Board members, both with the City and with contractors, it has been concluded that there is no viable solution to consider installing a gate at the entrance of the Paradise Greens neighborhood. The City will indefinitely decline any motion for a gate simply due to the limited ingress and egress areas involving Irving Blvd. This stems from the fact that this neighborhood was never intended to be gated. Even if that hurdle could be overcome, the homeowners would be required to purchase the streets for $1.5-$2.0 million, resulting in a special assessment of $15,000-$20,000 per homeowner. The owners would then be liable for all maintenance costs associated with the streets. That, coupled with the cost of installing and maintaining the gate, would raise annual dues to at least $4800. Needless to say, the Board concluded that this is not a viable option for Paradise Greens and have terminated any discussion on this subject.

Coupled with the research on the gate installation, the Board secured two quotes to install power at the front entrance to power lights and/or cameras. $15,000 to tap into one of the transformers located on Sandpoint. $25,000 for power brought in from outside the subdivision. Again, the Board concluded that this is not a viable option for Paradise Greens and have terminated any discussion on this subject.
